The RIOO way: the pillars of our promise

The RIOO way is the set of values and working principles that guide how we build, implement and support RIOO. They are our north star for one goal: redefining property management for the operators who run real portfolios every day.

Who we are

RIOO is a property management system built natively on Oracle NetSuite. It brings leasing, rent, maintenance, portals and property accounting into the same platform as the general ledger, for residential, commercial and mixed-use portfolios.

The team behind RIOO brings around two decades of property-market and NetSuite experience, and is headquartered in Singapore with customers across several markets. On riooapp.com, RIOO reports 180k+ units managed across the US and Canada, 650+ communities and $160M+ collected in monthly rent.

What are the pillars of the RIOO way?

The RIOO way rests on six pillars: expertise in real property operations, native-by-design architecture inside NetSuite, clarity over complexity, partnership with customers, honesty about fit and limits, and building for what comes next. Each pillar is explained below with what it means in practice.

ExpertiseNative by designPartnershipHonestyFuture focus

Expertise

We build on real property-management knowledge, not guesswork. Every module starts with the people who use it: controllers closing a multi-entity month, community managers running a busy front desk, technicians closing work orders between buildings. We share what we learn through guides, webinars and the RIOO blog, and we keep learning as markets and regulations change.

Native by design

We chose to build inside NetSuite rather than beside it. One database for operations and finance means no sync to break and no month-end reconciliation between systems. It is the principle behind every architecture decision. See why native matters.

Clarity over complexity

Property management is complex; software should not add to it. We favour clear workflows, plain language in the product and reporting that answers a question at a glance. If a screen needs a manual, we redesign it.

Partnership

Implementation is the beginning, not the handover. Our team works alongside your finance, operations and NetSuite partners from scoping to go-live and long after. See customer experience and support and training.

Honesty

We say what RIOO does and what it doesn't. When a requirement is better served by a partner or a configuration than by new code, we tell you. Our public pages flag anything we are still confirming.

Built for what's next

Markets shift, regulations change and portfolios grow. We release continuously, keep pace with NetSuite, and design for new entities, currencies and property types as configuration rather than rebuilds.

What does the RIOO way mean in practice?

The RIOO way is how we build and deliver property software: put operations and accounting on one NetSuite ledger, design for the people who do the daily work, configure rather than customise, and stay with customers well past go-live. Each principle shows up in specific product and service decisions, not just in values statements.

How it works

How does the RIOO way show up for customers?

For customers, the RIOO way follows five stages: discovery of your portfolio and pain points, design of workflows on RIOO and NetSuite, phased delivery with your team validating data, role-based adoption training, and regular growth reviews as you add properties, markets or modules.

  1. 01

    Discovery

We start by understanding your portfolio, entities and pain points before showing a single screen.

  2. 02

    Design

We map your workflows to RIOO and NetSuite, and agree what success looks like.

  3. 03

    Delivery

A phased rollout with your team validating data at each step. See the data migration guide.

  4. 04

    Adoption

Training by role, so each team uses RIOO the way it was meant to be used.

  5. 05

    Growth

Regular reviews as you add properties, markets or modules.

Use cases

How do the principles translate into product decisions?

The principles translate into concrete product decisions: one ledger built on NetSuite records, screens designed around daily leasing, collections and maintenance tasks, configuration instead of custom code, 30+ integrations at the edges, and portals that show residents balances and requests in plain language.

One ledgerDaily work firstOpen edges
01

One ledger

We build on NetSuite records instead of syncing a separate database, so finance never reconciles two systems.

02

Daily work first

Screens are designed around leasing, collections and maintenance tasks, not around database tables.

03

Configuration over code

Rules for fees, deposits, notices and approvals are settings per property, so customers adapt without development.

04

Open edges

Payments, screening, listings and messaging connect through 30+ integrations, as published on riooapp.com.

05

Clarity for residents

Portals show balances and requests in plain language.

How do we work with customers?

RIOO works with customers through four stages: evaluation with a demo on your own scenarios, a phased implementation with named roles, side-by-side support through the first close at go-live, and ongoing customer success with regular reviews. The table shows what customers get at each stage.

How it works

How can you see the RIOO way for yourself?

You can see the RIOO way for yourself by reading customer stories and the product tour, booking a demo built around your own scenarios, asking to speak with a customer whose portfolio resembles yours, and reviewing the implementation approach and support model before you decide.

How does the RIOO way show up in support?

Support is staffed by people who understand both property operations and NetSuite, so questions about a late fee rule or a GL posting reach someone who can answer both. Customers get regular reviews after go-live to adopt new features, retire workarounds and check that configuration still fits the portfolio as it grows.

What scale does the RIOO way operate at?

Customers use RIOO to manage $160M+ in monthly rent across 180k+ units in the US and Canada, serving 400K+ tenants and occupants and processing 175K+ service requests, as published on riooapp.com. Those figures describe production portfolios running on NetSuite every month, not pilots or test environments.

What do we not do?

We do not claim features we have not built, and we do not recommend RIOO to organisations that do not use NetSuite. We also do not lock data away: core property and financial records live in your own NetSuite account, so you keep control of them whatever happens.

Why did RIOO build on NetSuite?

Property companies that ran NetSuite for corporate finance were forced to keep a second ledger in a property system and reconcile the two every month. Building on NetSuite removes that second ledger: leases, charges, receipts and costs are NetSuite records, so the property team and the finance team see the same numbers. That decision shapes everything else in the product.

Who is the RIOO way for?

It is for property owners and operators who want their operations and accounting to tell one story, finance leaders tired of reconciling systems and property teams who want tools built for their daily work. It is not for organisations looking for a standalone tool unrelated to their ERP.

FAQ

The RIOO way FAQs

Still curious? Ask the team.

What is the RIOO way?

The RIOO way is the set of principles that guide how RIOO is built and supported: property expertise, native-by-design architecture on NetSuite, clarity over complexity, partnership with customers, honesty about fit and building for what comes next. Each principle shows up in specific product and service decisions described on this page.

What makes RIOO different from other property management software?

RIOO is built natively on Oracle NetSuite, so property operations and accounting share one database rather than two systems linked by a connector. That removes the sync monitoring and month-end reconciliation that come with a separate property system, and lets finance drill from any ledger figure to the lease or work order behind it.

Where is RIOO based?

RIOO's brand pages list Singapore as headquarters, and the company serves customers in several markets, including the United States, Canada, the United Kingdom, Australia, Singapore and the United Arab Emirates. The team works remotely across countries, close to the time zones of the portfolios it supports.

Who is RIOO for?

RIOO is for property management companies, owners and operators with roughly 100 units or more, across residential, commercial and mixed-use portfolios, especially those running or moving to NetSuite. It suits organisations with several entities, property types or markets that need operations and finance on one ledger.

How does RIOO work with customers after go-live?

After go-live, RIOO works with customers through ongoing customer success, role-based training for new staff, configuration reviews as portfolios grow, and regular account reviews, rather than only a ticket queue. Changes such as new properties, entities or workflows are planned with your team. See support and training.

How can I join the RIOO team?

Open positions are listed on the careers page, with each role's team, location and remote arrangements. RIOO is remote-first, and if no current role matches your skills you can still introduce yourself, explaining how your experience in software, property or finance could help the teams RIOO serves.

Is the RIOO way the same as the brand values?

Not quite. The brand values describe how people at RIOO behave with customers and each other, while the RIOO way describes how those values shape the product and service, such as building inside NetSuite or recommending against RIOO when it does not fit. See brand values for the full list.

Who leads RIOO?

Leadership and team details are published on the RIOO company pages, including the people responsible for product, implementation and customer success. Evaluators who want to meet leadership can ask during the sales process, particularly for strategic or multi-country rollouts where executive sponsorship matters.

Can we visit or meet the team?

Yes. You can arrange a meeting with the team through the contact page, either online or, where possible, in person. Most evaluations start with a demo built on your own scenarios, followed by deeper sessions with finance, operations and your NetSuite administrator.

Does RIOO work with partners?

Yes. RIOO works alongside NetSuite implementation partners, who may already know your account, and with integration partners such as payment gateways, messaging and e-signature providers. Responsibilities are agreed during planning so customers know who configures, supports and maintains each part. See the partners page for current relationships.

How do customers influence the roadmap?

Customer feedback gathered through account reviews, support requests and implementation projects informs the RIOO roadmap, with priority given to problems that affect many portfolios or block important workflows. Ask your customer success manager how to submit requests and how roadmap updates are communicated.

Where can I read customer stories?

Customer stories are in the customer stories section under Resources, describing how operators run RIOO across residential, commercial and mixed portfolios. For an evaluation, you can also ask to speak with a customer whose portfolio, markets and NetSuite setup resemble yours, which is often more useful than a written case study.

Does the RIOO way include implementation?

Yes. The RIOO way includes a phased implementation that puts a pilot portfolio live first, with side-by-side support through the first month-end close, before the rest of the portfolio moves. Validating data and workflows on a smaller group of properties reduces risk when the full portfolio goes live.
