The problem with the monthly pack
Most owners and asset managers see their portfolio through a monthly report assembled by someone else from several systems. By the time it arrives, it's weeks old. When a number looks wrong, the answer takes another week. Decisions about pricing, capital, refinancing or disposal end up resting on stale, unverifiable data.
What is real estate asset management software?
Real estate asset management software helps owners and asset managers track how each property performs against its business plan: income, expenses, NOI, occupancy, leasing risk, capital spending and value drivers. RIOO provides those views from live NetSuite records that operations and finance already maintain, rather than from a separate system fed by monthly uploads.
Asset management sits between property management and investment management. Property managers run buildings day to day; investment managers decide what to buy and sell. Asset managers translate between the two, setting strategy for each asset, approving budgets and capital projects, and explaining performance to investors. Their work depends on timely, trustworthy data, which is where a shared ledger makes the biggest difference.
How RIOO helps
Live portfolio dashboards. Occupancy, rental income, receivables, expenses and maintenance by property or portfolio.
Numbers you can drill into. Move from a portfolio figure to a property, then to the transaction behind it.
Entity-level and consolidated views. Each property entity on its own terms, and the whole portfolio together, through NetSuite OneWorld.
Ownership reporting. Income and expenses segmented by ownership entity, so each investor sees their own position.
Scheduled reports for stakeholders. Investors and lenders receive reports by email on schedule, without a login.
Capital decisions on real history. Asset service history and costs support repair-or-replace and CapEx planning.

How it works
How does asset managers & owners work in RIOO?
Asset managers & owners in RIOO runs inside Oracle NetSuite. The properties, units, leases, tenants and vendors it uses are native NetSuite records, so each step updates the same data finance reports on. There is no separate system to sync, and every action keeps an audit trail. The steps below show how the work flows.

How it works
How does a quarterly asset review run on RIOO?
A quarterly asset review on RIOO starts from closed NetSuite periods and live lease data: the asset manager compares results with budget, examines leasing risk and capital progress, agrees a reforecast and records decisions. Because property and finance teams work on the same records, preparation is mostly analysis rather than gathering numbers from several systems.
- 01
Close the quarter
Finance confirms periods are closed for the owning entities.
- 02
Compare with plan
NOI, occupancy and key costs against budget and the business plan.
- 03
Review leasing
Expiries, renewals, vacancies and pipeline for the next four quarters.
- 04
Check capital
Project spend against budget and timeline, with condition reports.
- 05
Reforecast
Save a new forecast version in NetSuite reflecting what is now known.
- 06
Report
Send investors a commentary pack with figures drawn from the same records.

How do teams put asset managers & owners into practice?
Teams put asset managers & owners into practice by configuring RIOO to their own policies, training each role on real scenarios and starting with one property or workflow before rolling out further. The examples below show how that typically looks, from set-up to day-to-day use, and which team owns each part of the work.
Owners and asset managers often track a consistent set of measures. RIOO gives you the source data for each, from records operations and finance share:
If you own residential and commercial assets, or mixed-use buildings, a single platform makes cross-portfolio comparison much more reliable. Costs can be split by segment and reported consistently.
The best use of live data isn't more reports. It's faster answers. When a property's NOI dips, drill from the portfolio view to the property, then to the expense category, then to the invoices behind it.

Asset strategies and the data each needs
Every asset is held for a reason. The data an asset manager watches changes with the strategy, and RIOO's records support each one.
Core hold
Stable income from long leases; focus on arrears, renewals and cost control.
Value-add refurbishment
Unit-by-unit renovation; track capex per unit, rent uplift on renovated units and downtime.
Lease-up
New or repositioned assets; watch leasing velocity, concessions and stabilised occupancy date.
Repositioning commercial space
Changing tenant mix; monitor expiry profile, incentives and void costs.
Disposal preparation
Clean historical data, lease abstracts and capex records ready for buyer due diligence.

Reporting to investors across markets
United States
Investors in US real estate funds and REIT structures expect NOI and same-store comparisons, and often reporting aligned with industry guidance such as NCREIF and NAREIT definitions. Consistent account mapping in NetSuite makes these definitions repeatable each quarter.
United Kingdom and Europe
Investors frequently request reporting in line with INREV guidelines for non-listed vehicles, along with service charge and ESG data. Entity-level books in OneWorld support fund and SPV reporting.
Asia-Pacific and the Middle East
Investors in Australian, Singapore and UAE assets often hold them through trusts, REITs or SPVs with reporting in local currency and a consolidated view in the investor's currency. NetSuite's multi-currency consolidation supports both views from one ledger.
Who is RIOO asset management NOT for?
RIOO asset management is not a fund administration or investor portal platform. It does not calculate fund-level waterfalls, carried interest or capital account statements, and it is not a deal pipeline tool for acquisitions. Those functions usually sit in specialist investment management software that can draw on RIOO's property-level actuals.
It is also not designed for owners who outsource all property operations and accounting to third parties with their own systems. RIOO's value for asset managers comes from operations and finance working in one NetSuite account; if neither does, the dashboards have nothing current to draw on.
What changes
What changes when asset managers & owners runs on NetSuite?

The changes below are the ones teams usually notice first.
- Faster, better-informed decisions
- Trust in the numbersbecause they tie to the ledger.
- Less dependenceon manual reporting cycles.
- Clear investor communication

Which measures do asset managers review, and where does each come from?
Asset managers review a consistent set of measures: NOI against budget, occupancy, rent per unit or area, arrears, lease expiry exposure, capital spending and operating cost ratios. In RIOO each measure is drawn from a specific NetSuite source, so a figure on a dashboard can be traced to the transactions or leases behind it.

No waiting for the month-end pack.
Can investors receive reports without logging in?
Yes. Scheduled reports can be emailed to external recipients such as investors and lenders, so they receive income statements, occupancy or NOI reports on a set timetable without needing NetSuite access. Each report draws on the same records operations and finance use, so external figures match internal ones exactly.
Can reporting be split by ownership entity?
Yes, using NetSuite's multi-entity capabilities. Each ownership entity can be a subsidiary with its own books, so income, expenses and NOI are reported per owner while the asset manager sees the consolidated portfolio. Transactions are tagged to the entity at source, which avoids manual allocation when investor reports are prepared.
Can I compare properties of different types?
Yes. One property hierarchy and one ledger make cross-portfolio comparison consistent, so an apartment community, an office building and a retail centre can be compared on NOI, occupancy, arrears and operating cost ratios. Each property type keeps its own measures, such as homesite occupancy or weighted lease expiry, where those matter more.
Is there an owner portal?
Owners and investors can receive scheduled reports by email, and internal asset managers use role-based dashboards in NetSuite. Whether a dedicated self-service owner portal is available for external investors depends on current RIOO capabilities, so confirm during evaluation if your owners expect online access.
Can asset managers see live data without waiting for month-end?
Yes. Rent charges, receipts, vendor bills and work orders post to NetSuite as they happen, so dashboards show current occupancy, collections and spending during the month. Month-end close still matters for final figures such as accruals and depreciation, but trends and problems are visible weeks earlier than with a monthly reporting pack.
Can different investors see only their own properties?
Yes, through NetSuite roles and subsidiary restrictions for internal users, and scheduled reports for external investors. Each investor's reporting can be limited to the entities and properties they own, so co-investors in different assets do not see each other's results.
Can asset managers approve capital projects in RIOO?
Yes. Capital requests can follow an approval workflow with thresholds by amount and property, so asset managers approve significant spend before work is committed. Approved projects are tracked against budget on fixed asset or project records, and costs post to capital accounts, keeping operating results clean.
How is budget versus actual reported for each asset?
Budgets are loaded into NetSuite by property, account and period, and actuals come from posted transactions on the same accounts. Budget-versus-actual reports by asset therefore need no mapping, and asset managers can drill from any variance to the transactions behind it. Reforecasts are saved as separate versions for comparison.
