About Rioo

About RIOO: Property Management Built on NetSuite

Property management, rebuilt on one record

RIOO was built for property managers who are done stitching together disconnected tools. One platform holds every lease, payment, maintenance request and financial report. Whatever you manage, RIOO manages it with you.

Where we started

Our founders and early team came from property management operations and business consulting. They saw the same pattern everywhere: leasing in one system, accounting in another, maintenance in a third, and capable people spending their days reconciling the gaps. They knew the fix wasn't another point tool. It was a shared system of record.

What is RIOO?

RIOO is property management software built natively on Oracle NetSuite. It joins leasing, rent collection, maintenance, tenant portals and property accounting in one system of record, so property and financial data live together in NetSuite. RIOO Home serves residential portfolios, and RIOO Professional serves commercial portfolios across several countries.

Put more plainly: RIOO is for property businesses whose finance team runs, or plans to run, NetSuite. Instead of buying a separate property system and syncing it to the ledger, those businesses add property records such as units, leases, tenants and work orders to the NetSuite account they already trust for accounting, entities and controls.

How it works

How do teams put About RIOO into practice?

Putting RIOO's story into practice means turning what customers have taught the team into product and service decisions. Five lessons from years of working with property operators and controllers shape how RIOO is built and supported, and the plans that follow describe where the platform is heading next.

Years of working with property teams have taught us a few things that shape everything we build:

We'll keep deepening what makes RIOO distinctive: the shared system of record, property-type depth and finance-grade traceability. That means listening to operators and controllers, publishing what we learn and building carefully on NetSuite so customers benefit from both platforms as they evolve.

The hardest problems live between departments

Leasing, finance and maintenance each have good tools. The trouble is the hand-offs.

  2. 02

Every property type is its own business

A student residence, an office tower and a land-lease community share principles but not processes.

  3. 03

Finance needs traceability, not just totals

A number nobody can explain is a liability at audit time.

  4. 04

    Adoption beats features

A capability nobody uses is worth nothing. Interfaces have to suit property managers, not just administrators.

  5. 05

    Trust is earned with evidence

Operators have heard every promise. Showing a lease become a journal entry does more than any claim.

Who does RIOO serve?

RIOO serves professional owners and operators of residential and commercial real estate that use NetSuite as their financial foundation. What does RIOO publish openly?

RIOO publishes practical knowledge for property teams openly, whether or not they become customers. The material is written for operators and finance teams rather than for search engines, and it is free to read: law guides, buying guides, templates, a glossary, calculators and a long-running blog.

Why NetSuite

Finance teams already trusted NetSuite for the general ledger, multi-entity accounting, payables and controls. What it lacked were property records: units, leases, tenants and work orders. So instead of building another accounting system, or another property system that syncs to one, we built property management inside NetSuite. The result is one record, from lease to ledger.

Mapped to NetSuite

How is RIOO different from a standalone property management system?

RIOO differs from a standalone property management system in where the records live. A standalone system keeps leases, tenants and charges in its own database and sends summaries or transactions to an ERP; RIOO stores them as NetSuite records, so there is no sync to monitor and no sub-ledger to reconcile at month-end.

Who is RIOO NOT for?

RIOO is not for property businesses that do not use NetSuite and have no plans to. Because RIOO runs inside a NetSuite account, it adds the most value where finance already relies on NetSuite for the ledger, entities and controls. Individual landlords seeking a low-cost self-serve app are usually better served elsewhere.

RIOO is also not a short-term or vacation-rental channel manager, and it does not manage equipment rentals. It manages real estate: properties, units, leases, tenants, maintenance and the accounting that follows from them.

FAQ

About RIOO FAQs

Still curious? Ask the team.

Who is RIOO for?

RIOO is for professional residential and commercial property teams that use NetSuite, or plan to, as their financial foundation. Typical customers run several entities, large residential portfolios or many commercial leases, and need leasing, collections, maintenance and property accounting on one system of record rather than a property database synced to the ledger.

What makes RIOO different?

RIOO is different because it is built natively on NetSuite, so property records and financial records live together in one system. Leases, tenants, charges and work orders are NetSuite records, which means no sync between a property database and the general ledger, no month-end sub-ledger reconciliation and one set of permissions and audit trail.

Where does RIOO operate?

RIOO works with property teams in the United States and Canada and in its focus international markets: the United Kingdom, Australia, Singapore and the UAE. Local currencies, tax codes and tenancy rules are configured per property inside NetSuite, and each market has its own RIOO page describing local practices.

How can I learn more?

You can learn more about RIOO by reading the buying guides, the NetSuite architecture pages and the law library, or by booking a demo built around your own portfolio. The demo is the quickest way to see a lease become a journal entry in NetSuite. Start with the guides or request a demo.

Is RIOO an Oracle product?

No. RIOO is not an Oracle product; it is property management software built natively on the Oracle NetSuite platform by the RIOO team. RIOO runs inside the customer's own NetSuite account, so property records sit alongside the ledger, subsidiaries and controls the finance team already uses, under the same roles and audit trail.
