Property Management Solutions on NetSuite

Start from what you manage, the job you do, or the problem you want gone

RIOO serves residential and commercial portfolios, every role on the property team, and the end-to-end workflows that connect them. Choose your door.

Three ways in

Evaluators arrive with different questions. An owner asks, "Does it handle student housing?" A controller asks, "What does month-end look like?" A NetSuite admin asks, "How are permissions configured?" Each question deserves its own starting point, so we've organized our solutions three ways: by property type, by role and by workflow.

One platform underneath every door

Whatever door you choose, it opens onto the same platform: five modules on one NetSuite system of record. The student housing operator and the office landlord use the same leasing engine, configured differently. The controller and the community manager look at the same lease through different lenses. That's what lets mixed portfolios, and mixed teams, work as one.

Spotlight: manufactured housing

Lot rent and home rent, park-owned homes as real fixed assets, titles and liens, and utility recovery reconciled to the master meter, all posted to the native GL. It's one of the clearest examples of what a shared system of record makes possible.

Where fit is strongest

RIOO fits best where operations and finance need to share one record: portfolios with mixed property types, commercial leasing alongside operations, complex charge and recovery structures, and multiple legal entities, with NetSuite as the financial foundation.

Find your path

Each path leads to the same platform, configured for your properties. If you're evaluating with a team, share the role pages so each stakeholder sees their own view.

By the numbers

What do RIOO Home and RIOO Professional share?

RIOO Home and RIOO Professional share one platform: the same five modules for management, finances, leasing and sales, maintenance, and portals and mobile, running on one NetSuite system of record. They differ in configuration, such as lease templates, charge types and workflows, rather than in the underlying data model or ledger.

Sharing a platform has practical benefits. Finance closes one set of books with one consolidation. Administrators manage one set of roles and one release cycle. A residential operator that buys an office building, or a commercial landlord that develops apartments, extends the same system rather than adding a new one.

Which RIOO solution fits your portfolio?

The right RIOO solution depends on what you manage. Residential operators use RIOO Home, commercial landlords use RIOO Professional, and portfolios with both run them together in one NetSuite environment. Each solution page explains how leases, charges, maintenance and reporting work for that property type, using the same underlying platform.

How it works

How should a buying team evaluate RIOO together?

A buying team should evaluate RIOO by giving each stakeholder a scenario from their own work and watching it run end to end in a demo: finance follows a lease to the ledger, operations follows a repair to its cost, and IT reviews roles and integrations. Shared scenarios reveal fit faster than feature checklists.

United States

US operators use RIOO across residential and commercial property, with workflows configured for state-specific rules on deposits, notices and fees. See the United States overview.

United Kingdom

UK landlords and agents use RIOO with workflows for deposit protection, client money and the Renters' Rights Act. See the United Kingdom overview.

Australia, Singapore and the UAE

Operators in these markets use RIOO with local tax codes, payment methods and tenancy practices, from Australian bonds to Dubai's Ejari registration. See the Australia, Singapore and UAE overviews.

Who are RIOO solutions NOT for?

RIOO solutions are not for short-term and vacation rental operators who manage nightly bookings through channel managers, or for hotels. RIOO is designed for lease-based residential and commercial property, where tenancies, deposits, recurring charges and maintenance history drive the business.

RIOO is also not intended for organisations that will not run NetSuite. Because RIOO lives inside NetSuite, the general ledger, roles and reporting all depend on it. Small landlords with a few properties and no plans for an ERP will usually find simpler software more economical.

FAQ

Solutions FAQs

Still curious? Ask the team.

Do RIOO Home and RIOO Professional run on the same platform?

Yes. Both run on the same platform and can coexist in one environment, sharing five modules and one NetSuite system of record. RIOO Home is configured for residential leasing and resident service, RIOO Professional for commercial leases, escalations and recoveries, and finance closes one set of books across both.

Can I manage residential and commercial together?

Yes. Residential and commercial properties run side by side in one RIOO environment, each with its own lease types, charges and workflows, while finance gets one ledger and one consolidated view. Mixed-use buildings can split shared costs by segment. See mixed-use property management for details.

Is RIOO a fit for a small landlord?

RIOO is designed for professional portfolios using NetSuite as their financial foundation, typically with multiple properties, entities or property types and a finance team that needs controls and consolidated reporting. Small landlords without NetSuite usually find simpler tools more economical.

Are the workflows standard or configured?

The workflow pages describe how RIOO's documented capabilities connect, from lease to ledger or request to expense. Each workflow is configured to your policies during implementation, including approval thresholds, notice periods and charge rules, so the same platform reflects how your organisation actually operates in each market.

Can we start with one property type and add another later?

Yes. Many operators start with the property type that drives most of their portfolio, then add others, such as a commercial building or a student scheme, on the same platform. New property types reuse your existing NetSuite entities, roles and reports, so expansion is a configuration project rather than a new system.

Do RIOO solutions differ by country?

The platform is the same in every market, while configuration reflects local requirements such as tax codes, deposit rules, notice periods, payment methods and currencies. Operators running properties in several countries use NetSuite OneWorld to keep separate entities and currencies with a consolidated view across the portfolio.
