Built On Netsuite

Property management built natively on NetSuite, not synced to it

RIOO runs inside your NetSuite account. Property, unit, tenant and lease records live alongside your financial records, and property workflows create NetSuite transactions directly. One system of record, for every team.

What NetSuite does, and what it doesn't

Oracle NetSuite is an excellent financial system of record: general ledger, receivables and payables, multi-entity accounting, fixed assets, workflow, analytics and controls. What it doesn't have out of the box are property records: units, lessor leases, tenants and work orders. Most portfolios fill that gap with a separate property system connected by integration. RIOO fills it inside NetSuite.

What changes in the first ninety days

BeforeWith RIOOSystems to updateOne recordManual hand-offsRules and alertsReports built by handLive reports

Week one: one chart

Property charges, deposits and recoveries map to your existing NetSuite accounts and segments, so nothing about corporate reporting changes.

Month one: live billing

Leases bill from their own terms; receivables and income by property appear in NetSuite the day invoices are created.

Month two: operations on the same record

Maintenance requests, vendor bills and approvals move into RIOO, and repair costs land on the right property automatically.

Month three: a calmer close

With no system-to-system tie-out, month-end becomes review and analysis, and owner or investor reporting runs from the same numbers.

What "native" does and doesn't mean

Native describes where core property and financial records live: in NetSuite. It doesn't mean nothing connects from outside. Payment gateways, e-signature, messaging, screening and listings still integrate at the edges.

Use cases

Who chooses NetSuite property management

RIOO fits organisations where property operations and corporate finance need to share one system. These are the patterns we see most often.

Diversified groupsFinance firstOperations first
01

Owner-operators on NetSuite

Real estate companies already running NetSuite for corporate finance that want leases, rent and maintenance in the same account instead of a separate property system.

02

Property managers for third-party owners

Firms managing for many owners that need owner statements, trust or client money and entity-level reporting from one ledger.

03

Developers moving into operations

Build-to-rent and mixed-use developers who already track projects in NetSuite and now need to lease and manage what they built.

04

Diversified groups

Businesses with property as one division among several, where NetSuite consolidates everything and property must not become a reporting island.

05

Growing portfolios replacing spreadsheets

Teams outgrowing spreadsheet rent rolls that want to scale on an ERP rather than adopt a second system and later integrate it.

Checklist

Questions to ask any NetSuite property vendor

?Is it really native??What does it cost??Who is it for??How do we start?Answered on this page
  • Are leases, units and charges stored as NetSuite records, or copied in from another database?
  • Does rent post to the general ledger when it is billed, or after a scheduled sync?
  • Which NetSuite roles, subsidiaries and segments does the product use as-is?
  • How are commercial recoveries, escalations and straight-line rent handled?
  • What happens to property data during a NetSuite upgrade or sandbox refresh?
  • Which portals are included for tenants and community managers?

What RIOO adds to a NetSuite account

NetSuite already provides the general ledger, receivables, payables, OneWorld consolidation, roles, workflows and SuiteAnalytics. What it does not provide out of the box is the property layer: properties, buildings, units and amenities; leases with their terms, escalations and deposits; tenant and community manager portals; maintenance requests and work orders; and recoveries such as CAM and service charges. RIOO adds that layer as NetSuite records, so the property side and the finance side share one database and one audit trail.

Finance

Controllers open NetSuite and see property receivables, payables and income already posted. The close becomes review rather than reconciliation, because there is no second system to tie out.

Property operations

Managers work leases, renewals, move-ins and requests in RIOO screens built for property work, while every action creates the right NetSuite transaction behind the scenes.

Leasing

Agents track prospects, availability and applications; when a lease is signed, billing starts automatically from the lease terms.

NetSuite administrators

Admins manage one set of roles, workflows and saved searches. Upgrades and sandbox refreshes include property data because it lives in the same account.

Fit

Who is RIOO for, and who is it not for?

RIOO is a property management system built natively on Oracle NetSuite, so the best fit depends mostly on your finance system and the shape of your portfolio. It suits professional operators who want leasing, operations and accounting in one NetSuite ledger, and it is not designed for teams without NetSuite or for very small landlords.

Strong fitNot a fitMulti-entity booksSingle small…Mixed portfoliosEquipment rentalRuns NetSuiteNo ERP plannedHonest fit check

RIOO is a strong fit if

  • You run Oracle NetSuite, or are moving to it, as your finance system. RIOO runs inside NetSuite.
  • You manage residential, commercial or mixed portfolios across several entities or currencies.
  • Finance wants property activity on the general ledger as it happens, with no imports or sync jobs.

RIOO is probably not the right fit if

  • You do not use NetSuite and do not plan to. RIOO runs inside a NetSuite account.
  • You are an individual landlord or a very small portfolio looking for a low-cost, self-serve app with no ERP.
  • You need short-term or vacation-rental channel management.
  • You are looking for equipment or asset-rental software. RIOO manages real estate, not equipment rentals.

FAQ

Built on NetSuite FAQs

Still curious? Ask the team.

Is RIOO an integration with NetSuite?

No. RIOO is not a separate system connected to NetSuite. Core property records, such as properties, units, leases and tenants, and the transactions they create live in your NetSuite account. There is no sync between a property database and the ledger, so operational and financial reports always come from the same records.

Do I need a particular NetSuite setup?

It depends on your structure. Multi-entity consolidation uses NetSuite OneWorld, and automated depreciation uses Fixed Asset Management, while a single-entity portfolio can run on a standard NetSuite account. RIOO reviews your account during the architecture stage and confirms what your entity and asset structure requires before implementation starts.

What happens at NetSuite releases?

NetSuite ships two major releases a year, and RIOO maintains its application against supported releases. Your team should still validate critical workflows, such as rent runs, payment batches and the month-end close, in the release preview window, and RIOO helps you plan that testing so releases do not disrupt operations.

Where does my data live if we leave?

Core property records reside in your own NetSuite environment rather than only in an external vendor database. If you stop using RIOO, your leases, tenants, transactions and history remain in NetSuite records you control, and can be reported on or exported with standard NetSuite tools, subject to the terms of your agreements.

Is RIOO a NetSuite SuiteApp?

RIOO is a property management system built natively on Oracle NetSuite: its records, scripts and workflows run inside your NetSuite account rather than in a separate application. It is delivered on the NetSuite platform like other native applications, so it uses NetSuite roles, permissions, saved searches and the audit trail.

Can we keep our existing chart of accounts?

Yes. RIOO posts to the accounts, subsidiaries, classes and departments you already use, so your chart of accounts and reporting structure stay in place. Implementation maps property charges, receipts and costs to your existing accounts, and any new accounts or segments are agreed with your finance team before go-live.

Does RIOO handle both residential and commercial property?

Yes. RIOO Home covers residential portfolios and RIOO Professional covers commercial, and both run in the same NetSuite account. Mixed-use buildings and mixed portfolios hold residential and commercial leases side by side, each with its own workflows, while finance closes one set of books for the whole portfolio.

How long does a RIOO implementation on NetSuite take?

It depends on portfolio size, number of entities, integrations and data quality. Most projects run in phases, often starting with core accounting and leasing for a pilot portfolio before rolling out further. A milestone plan with dates for configuration, migration, testing and go-live is agreed at kickoff, so the timeline is clear.

Do we need a NetSuite partner?

Not necessarily. RIOO works alongside your NetSuite team or partner if you have one, and can lead the property side of the implementation if you do not. Organisations without anyone who owns NetSuite internally should plan for that role, either through a partner or a part-time administrator, before go-live.

Can RIOO report by fund, owner or investor?

Yes. Funds, owners and investors map to NetSuite subsidiaries, classes or custom segments, so reports can be filtered or consolidated by any of them. Owner statements and investor reports draw on the same ledger as daily operations, which means figures agree without exporting data or maintaining separate spreadsheets.
