ASC 842 and IFRS 16 lease accounting, from the lease records you operate
RIOO supports lessor lease accounting on NetSuite: lease classification, straight-line rental income, lease incentives, modifications and the data for disclosures, calculated from the same lease records your property team manages. It applies under ASC 842 in the US and IFRS 16, AASB 16 and SFRS(I) 16 internationally.

What do ASC 842 and IFRS 16 require from landlords?
ASC 842 and IFRS 16 require landlords to classify each lease. Most real estate leases are operating leases: the property stays on the balance sheet and lease income is recognised on a straight-line basis over the term. Variable payments, such as percentage rent, are generally recognised when they occur.
IFRS 16 kept the lessor model largely as before: leases are finance or operating, and operating lease income is recognised on a straight-line basis. Both standards require disclosures such as a maturity analysis of undiscounted lease payments to be received. Lessee accounting, with right-of-use assets and lease liabilities, is a separate topic covered below. This page is not accounting advice. Confirmtechnical review by a CPA
What is straight-line rent?
Straight-line rent spreads the total fixed lease payments evenly over the lease term, so income is recognised at the same amount each period even when cash rent steps up, includes free months or has escalations. The difference between cash billed and income recognised builds a deferred or accrued rent balance on the balance sheet.

How does a straight-line schedule look?
A straight-line schedule spreads total rent evenly over the lease term. In this sample five-year office lease, rent is $10,000 per month in year 1, rises 3% a year, and the first 3 months are free, so recognised income stays level while billed rent changes each year.
The receivable builds during free rent and early years, then unwinds as billed rent exceeds the straight-line amount. Try your own figures in the straight-line rent calculator.
| Item | Amount |
|---|---|
| Total fixed rent over 60 months, less 3 free months | $607,096 |
| Straight-line monthly income: $607,096 ÷ 60 | $10,118 |
| Month 1 billed | $0 |
| Month 1 recognised | $10,118 |
| Straight-line receivable after month 3 | $30,355 |
How it works
How does RIOO post lease accounting entries?
RIOO posts lease accounting entries from the lease itself: the lease is created with its term, rent schedule, escalations and incentives, RIOO calculates the straight-line income, and each period it posts the difference between billed and recognised rent to NetSuite as a journal entry.
- 01
The lease is created with its term, rent schedule, escalations and incentives.
- 02
RIOO calculates the straight-line amount for each period.
- 03
Cash rent is invoiced to the tenant as a NetSuite invoice.
- 04
A periodic entry posts the difference between cash and straight-line to deferred or accrued rent.
- 05
Modifications recalculate the remaining schedule from the effective date.
- 06
Reports show straight-line income, cash billed and the deferred balance by lease.

How does a lessor classify a lease?
Under ASC 842, a lessor classifies each lease as sales-type, direct financing or operating. Under IFRS 16, a lessor classifies leases as finance or operating. Most property leases of buildings to tenants are operating leases, so the landlord keeps the asset on its books and recognises lease income on a straight-line basis.
| Question | If yes | Typical property lease |
|---|---|---|
| Does ownership transfer at the end? | Sales-type or finance lease | No |
| Is there a purchase option the tenant is reasonably certain to exercise? | Sales-type or finance lease | No |
| Is the term a major part of the asset's life? | Sales-type or finance lease | No |
| Do payments cover substantially all of fair value? | Sales-type or finance lease | No |
| None of the above | Operating lease | Yes |
In detail
What does RIOO handle for lessors?
For lessors, RIOO handles lease data accounting can trust, including commencement, term, options and incentives; straight-line income and receivables; modifications recalculated prospectively; variable rent such as percentage rent and recoveries; and maturity analysis data for disclosures, all on NetSuite records.
Lease data that accounting can trust
Commencement, term, options reasonably certain to be exercised, payments, escalations, free rent and incentives on one lease record.
Classification support
Record the classification decision and rationale on the lease, with operating leases as the default for most landlords. Confirmclassification tests automated or manual
Straight-line income
Total fixed payments recognised evenly over the term, with the difference between billed rent and recognised income held in a straight-line (deferred rent) receivable. See straight-line rent.
Incentives and initial direct costs
Tenant improvement allowances paid as incentives and leasing commissions amortised over the term. Confirm
Modifications
Extensions, rent changes and space changes recalculated prospectively from the modification date, with history preserved.
Variable lease income
Percentage rent, recoveries and index-based increases recognised as earned.
Disclosures
Maturity analysis of future undiscounted payments and income by lease type from saved searches.
Posting
Journals post to NetSuite with links to the lease and calculation.
What about lessee accounting?
If your company leases offices or equipment as a lessee, ASC 842 and IFRS 16 require right-of-use assets and lease liabilities for most leases. Oracle offers lessee lease accounting capabilities for NetSuite, and RIOO focuses on the landlord side. Many groups use both: RIOO for leases where they are landlord, and NetSuite lessee tools for leases where they are tenant. ConfirmRIOO lessee capability before claiming any

Which lease events change the accounting?
The lease events that change the accounting are rent-free periods and concessions, which reduce straight-line income across the term; escalations and reviews; extensions and other modifications; early terminations; and variable payments such as percentage rent or CPI increases, which are recognised when they occur.
Rent-free periods and concessions
Spread across the term, reducing straight-line income each period.
Fixed escalations
Included in straight-line; variable escalations based on an index are recognised as they occur.
Modifications
A change in term or rent is accounted for from the modification date, often as a new lease.
Early termination
Remaining deferred rent and incentives are written off or recognised at termination.
Lease incentives
Tenant improvement allowances paid by the landlord are amortised against income over the term.
Variable payments
Percentage rent and recoveries are recognised when earned, not straight-lined.
Why does NetSuite-native matter for lease accounting?
NetSuite-native matters for lease accounting because schedules fail when they drift from the operating lease, such as a renewal never reaching the spreadsheet. In RIOO, the lease that bills the tenant drives the straight-line schedule, and both live in NetSuite, so changes flow through once.

How do the standards compare for landlords?
For landlords, ASC 842 and IFRS 16 are close: both keep operating lease property on the balance sheet and recognise income on a straight-line basis. They differ in classification wording, sales-type versus finance lease terms, and some modification and disclosure details, compared in the table.

Who is RIOO lease accounting NOT for?
RIOO lease accounting is not for companies that rent offices, vehicles or equipment and need lessee right-of-use asset and lease liability schedules; NetSuite and specialist lessee tools cover that. RIOO focuses on lessor accounting for property owners who earn rent from tenants.
How do ASC 842 and IFRS 16 differ for lessors?
Lessor accounting is broadly similar under both standards. The main differences are in classification labels, treatment of some variable payments and certain modification and sublease rules. Groups reporting under both standards should document policies for each and use the same lease data for both sets of entries.

See lease accounting (ASC 842 / IFRS 16) on your own portfolio.
It applies under ASC 842 in the US and IFRS 16, AASB 16 and SFRS(I) 16 internationally.
Does RIOO support ASC 842 lessor accounting?
Yes. RIOO supports ASC 842 lessor accounting for operating leases, including straight-line rental income, lease incentives, modifications and the data needed for disclosures, all calculated from lease records on NetSuite. Confirm lease classification and edge cases, such as sales-type leases, with your auditors. Confirm
Does RIOO support IFRS 16?
Yes. RIOO's lessor features apply under IFRS 16 and local equivalents such as AASB 16 in Australia and SFRS(I) 16 in Singapore, where operating lease income is recognised on a straight-line basis over the lease term. Technical accounting policies, such as treatment of incentives, remain your decision with your auditors.
Does RIOO handle lessee accounting for our own office leases?
No. RIOO focuses on landlord leases, where you earn rent from tenants. For lessee accounting on your own office, vehicle or equipment leases, consider Oracle's lessee lease accounting capabilities for NetSuite, which build right-of-use asset and lease liability schedules alongside RIOO in the same account. Confirm
How are lease modifications handled?
Modifications such as extensions, rent changes or added space are recorded on the lease in RIOO with an effective date. The straight-line schedule is then recalculated prospectively from the modification date, while history and prior journal entries are preserved, so auditors can trace the before and after.
Can RIOO produce the lessor maturity analysis?
Yes. The lessor maturity analysis, showing future undiscounted lease payments for each of the next five years and a total thereafter, comes from RIOO lease schedules through NetSuite saved searches. The output is ready for disclosure workpapers and can be filtered by entity or property type.
Does RIOO produce the maturity analysis required for disclosures?
Yes. Future lease receipts by year, as required for ASC 842 and IFRS 16 lessor maturity disclosures, can be reported from RIOO lease schedules in NetSuite. The figures reflect current terms, escalations and modifications, and can be split by subsidiary for entity-level financial statements. Confirmdisclosure report wording
Are straight-line entries automatic?
Straight-line entries in RIOO are calculated from each lease's schedule, including escalations and rent-free periods, and posted periodically to NetSuite as journal entries to straight-line rent receivable and income. Finance reviews them as part of the close rather than building them in spreadsheets. Confirmautomation level
How are rent concessions treated?
Rent concessions in RIOO are either included in the straight-line calculation, when they were part of the original lease terms such as a rent-free period, or accounted for as lease modifications when agreed later, depending on their nature and your accounting policy. Both treatments keep billing and accounting on one lease record.
