customer success managers who understand lease escalations, CAM reconciliations and month-end pressure firsthand.

How RIOO works across your organization

Finance and operations united. Rent collection, expense tracking and property-level P&L come from the same system your property managers use daily.

Leasing and accounting in step. New leases generate accounting records (deposits, rent schedules and revenue entries) without manual journals.

Maintenance that feeds financial planning. Work-order costs post to the right property and expense category, and over time help forecast capital needs.

Tenant self-service that reduces workload. Requests, documents and payments in the portal mean fewer calls and emails.

Dashboards that drive decisions. Occupancy, receivables aging, maintenance backlog and NOI by property in real time.

What does working with RIOO change day to day?

A day on RIOO08:00Inbox triaged10:00Approvals12:30Site visit15:00Owner update17:00Wrap-up

Leasing, rent, maintenance and owner reporting run on one NetSuite ledger, so your teams stop reconciling one system against another. Modules switch on as the portfolio grows, approvals follow your process, and every number can be traced from a property P&L back to the lease, work order or bill behind it.

One ledger for leases, rent and owners, because RIOO runs inside NetSuite.

Lease to cash without re-keying: charges, invoices and receipts post straight to the GL.

Every rent payment lands in NetSuite as soon as it clears.

Work orders, vendor bills and payments share one record, from request to paid.

Owner statements built from the same books your auditors see.

CAM reconciliations calculated from actual NetSuite expenses, not spreadsheets.

Add a subsidiary, a property or a currency without adding another system.

Consolidate every entity in NetSuite OneWorld with property detail intact.

Start with the modules you need today and switch on more as the portfolio grows.

Residential and commercial leases, run side by side on one platform.

Technicians close jobs on mobile, and finance sees the cost the same day.

Residents pay, request and message from one portal that writes to NetSuite.

Month-end close without reconciling property software against accounting.

Drill from a property P&L to the lease that produced the number.

Workflows and approvals shaped to your process with NetSuite’s own tools.

Roles, permissions and the audit trail come from NetSuite, so nothing sits outside it.

Straight-line rent and lease accounting calculated where the ledger lives.

Renewals, escalations and notices tracked against each lease automatically.

Planned maintenance scheduled by asset, so the next job never depends on memory.

Utility costs recovered by property, with every bill traced to its charge.

Dashboards read live NetSuite data, so every team works from the same numbers.

NetSuite upgrades never break a sync, because there is no sync to break.

Leasing, finance and maintenance finally work from the same tenant record.

Move-ins and move-outs set up charges, deposits and inspections in one flow.

Vendor invoices matched to work orders and paid inside NetSuite.

Your customer success manager

Feedback that shapes the product

Customer feedback flows into RIOO's roadmap. Many capabilities, from manufactured housing's two-record model to property-level workflow configuration, came from operators explaining how their business really works.

What is customer experience at RIOO?

Customer experience at RIOO is the full relationship from first demo to years of live operation: implementation, training, go-live support, ongoing help and regular configuration reviews. Because RIOO runs inside your NetSuite account, the team works with your finance and NetSuite administrators as well as property operations from the first week.

The practical goal is simple to state and hard to fake: within a few months of go-live, your teams should run leasing, collections, maintenance and the close in RIOO without side spreadsheets. Everything the customer experience team does, from charge mapping workshops to post-close reviews, is aimed at that outcome rather than at a go-live date on a project plan.

Who will your team work with at RIOO?

Your team will work with a small, named group at RIOO: a project lead during implementation, functional consultants for leasing, finance and maintenance, a NetSuite specialist for configuration and data, and a customer success manager after go-live. Support specialists handle day-to-day questions throughout.

In detail

How does RIOO train different teams?

RIOO trains each team on the tasks it performs every day, using your own properties and sample leases in a test account, rather than running one generic tour for everyone. Six audiences usually need separate sessions, and each session ends with practice scenarios the team completes on its own.

How do RIOO updates work alongside NetSuite releases?

RIOO updates work alongside NetSuite releases because RIOO is built on the NetSuite platform and is tested against each NetSuite release before it reaches production accounts. NetSuite ships two major releases a year, and RIOO plans its own updates around that calendar so customers are not left reconciling two upgrade cycles.

For customers, that means release notes arrive with guidance on what changes for each role, and new capabilities can be switched on when the team is ready. Your NetSuite administrator keeps control of roles, custom fields and workflows, and the customer success manager flags any change that affects a process you have configured.

Use cases

Which signals show an implementation is on track?

Five signals tell you whether a RIOO implementation is on track, and each one can be checked before go-live rather than discovered afterwards. Your project lead should report on them at every status meeting, because a slip in any one usually shows up later as delay in the first close.

Decisions are being made on time

Charge policies, late fees and workflows are signed off in the week they are discussed.

02

Source data is clean early

Tenant balances, deposits and lease terms reconcile to the old system before the trial migration.

03

Test scenarios use real leases

Testing covers your hardest leases, not just the simple ones.

04

Every team has practised

Leasing, maintenance and accounting have each completed their scenarios in the test account.

05

The first close is planned

A day-by-day close calendar for the first month on RIOO exists before go-live.

Who is RIOO customer experience NOT designed for?

RIOO customer experience is not an outsourced property management or bookkeeping service. The team configures, trains and supports the platform, but your staff run leasing, collections and accounting, and your organisation remains responsible for legal and tax decisions. Operators looking for a firm to manage properties on their behalf need a property manager, not a software team.

It is also not designed for owners who want a system live in a few days with no internal involvement. A NetSuite-native implementation needs decisions from finance and operations, clean source data and time for testing. Teams that cannot provide a project lead and a data owner should plan for that before starting.

FAQ

Customer experience FAQs

Still curious? Ask the team.

Who will we work with?

You will work with RIOO implementation specialists during the project, including a project lead, functional and finance consultants and a NetSuite specialist, then with a named customer success manager after go-live. The support team handles day-to-day questions throughout, and the same people stay involved through your first month-end close on RIOO.

Are your specialists from property backgrounds?

Yes. RIOO customer success managers come from property management, so they understand lease escalations, deposit rules, CAM reconciliations and month-end pressure from operating experience. Implementation consultants pair that property knowledge with NetSuite configuration skills, which helps when mapping your charges, entities and approval workflows into the system.

Does support continue after go-live?

Yes. Support continues after go-live, not just during the implementation project. Once live, your customer success manager runs regular reviews of adoption and configuration, the support team handles questions and issues, and release notes explain what changes for each role when RIOO or NetSuite updates.

Can RIOO adapt as we grow?

Yes. RIOO adapts as portfolios grow through configuration reviews and expansion support. New properties, entities, currencies or property types are added in the same NetSuite account, and your customer success manager helps plan phases such as adding commercial recoveries, owner reporting or new markets without disrupting the teams already working in RIOO.

How is a support issue raised and tracked?

Support issues are raised with the RIOO support team through the agreed support channel and tracked as tickets, so your NetSuite administrator and named users can follow each one from report to fix. Each ticket keeps its history, and recurring issues are reviewed with your customer success manager so the underlying configuration or process can be improved.
