Where property work actually happens
Inspections happen in units. Repairs happen in boiler rooms. Move-ins happen at the door. Approvals happen between meetings. If your system only works at a desk, information waits until someone gets back to one, and that's where delays and mistakes creep in. Mobile access puts the record where the work is.
Capabilities
Why does property work need mobile tools?
Property work needs mobile tools because most of it happens away from a desk: in units, plant rooms, car parks and common areas. Without a mobile app, technicians write notes on paper, managers take photos on personal phones and someone types it all up later, which delays updates to residents and loses evidence.
Faster updates
Residents hear about progress while the job happens.
Better evidence
Photos are attached to the record, with dates.
Less double entry
Notes are captured once, on site.
Quicker approvals
Managers approve spend between site visits.
What are the RIOO mobile apps?
The RIOO mobile apps put property work on phones and tablets for two groups: residents and tenants, who pay rent, raise requests and read notices, and property and maintenance staff, who handle work orders, inspections and approvals on site. Both apps read and write the same NetSuite records as the web, so nothing needs re-entering at a desk later. Confirmapp availability
How it works
How does iOS & Android apps work in RIOO?
iOS & Android apps in RIOO runs inside Oracle NetSuite. The properties, units, leases, tenants and vendors it uses are native NetSuite records, so each step updates the same data finance reports on. There is no separate system to sync, and every action keeps an audit trail. The steps below show how the work flows.
- 01
Sign in
with your RIOO access. Roles and permissions match the web. Confirmsign-in method and URL
- 02
Act in the field
Updates write to the same records the office sees.
- 03
Stay in sync
Office teams, managers and residents see changes as they happen.
How it works
How do staff use the app on site?
Staff use the app on site to receive work, record it and close it without returning to the office. A typical maintenance visit follows the steps below, each one updating the work order in NetSuite so managers and residents see the same status in real time.
- 01
Receive the job
The assigned work order appears with access notes.
- 02
Travel and arrive
Status changes to in progress.
- 03
Record the work
Notes, parts used and time spent.
- 04
Add photos
Before and after images attach to the job.
- 05
Close the job
The resident is notified and costs post to the property.
Checklist
How should you roll out the apps?
Roll out the apps by inviting residents and staff in stages, with simple instructions and a clear reason to use them, such as faster repairs or easier payments. Adoption grows when the app becomes the easiest way to get things done rather than one more channel.
- Invite residents at move-in and through a campaign for existing residents
- Explain autopay and request tracking in the invitation
- Train technicians with a real job on their first day
- Turn off paper job sheets once the app is in use
- Track adoption by community and follow up where it is low

Built on the same foundation
Mobile isn't a separate system. Everything captured on a phone, from a payment to a work order update to an inspection note, lands in the same records inside NetSuite. There's no batch upload at the end of the day and no second database to reconcile.

How do teams put iOS & Android apps into practice?
Teams put iOS & Android apps into practice by configuring RIOO to their own policies, training each role on real scenarios and starting with one property or workflow before rolling out further. The examples below show how that typically looks, from set-up to day-to-day use, and which team owns each part of the work.
Field work has its own constraints: patchy signal in basements, gloves on, one hand free and limited time. Good mobile tools for property operations keep the most common actions to a few taps, show only what's relevant to the job in hand, and make photo capture effortless. Confirmoffline capability and photo capture behavior
For most residents, the phone is the primary way they'll experience your property's software. A clear balance, a pay button and an easy way to report a problem make the biggest difference to how residents feel about management.
| Role | What they do on mobile |
|---|---|
| Resident or tenant | Pay rent, report issues with photos, read notices, book amenities |
| Maintenance technician | View the day's work orders, see asset history, update status, close jobs |

| Community manager | Check the dashboard, respond to residents, approve requests |
| Leasing agent | Look up availability and prospects during showings Confirm |
| Property or regional manager | Approve work orders and payables between sites |

Who are the RIOO apps NOT for?
The RIOO apps are not a full replacement for the web application for finance teams, who still close the month, run reports and manage configuration in NetSuite on a desktop. They are also not consumer apps for prospects browsing listings. They are built for residents, site managers and maintenance teams.
iOS & Android apps in practice
A maintenance technician finishes a job in unit 3B, marks it complete on their phone and adds a photo. The resident gets a notification. The property manager sees it close on the dashboard. The vendor invoice that arrives later matches a work order that already shows completion.

RIOO's mobile experience lets residents pay and request from their phones, and lets managers, inspectors and technicians work from the field, on the same records as the office.
Are RIOO's apps available on iOS and Android?
RIOO mobile apps are designed for both iOS and Android phones and tablets, so residents and staff can use the devices they already have. Check the app stores or ask your RIOO contact for current store links and supported operating system versions before you plan a rollout. Confirmapp availability, store links and supported versions
Do mobile permissions match web permissions?
Mobile access follows the same role-based permissions as the web application, so staff see the same properties, records and actions on a phone as they do on a desktop. Restricting a user on the web also restricts them on mobile, which keeps access control in one place. Confirmrole-based access parity across web and mobile
Can technicians work offline?
Technicians often work in basements and plant rooms with weak signal, so offline behaviour matters. Ask during your evaluation how the app handles jobs, notes and photos without a connection and how they sync once the device reconnects, and test it in a real building. Confirmoffline support
Can approvals happen on mobile?
Yes. Work orders and payables can be reviewed and approved from any device, with the attached documents, costs and coding visible before the approver decides. Mobile approvals keep urgent repairs and vendor payments moving when managers are on site or travelling between properties rather than at a desk.
Do residents need to create a separate account for the app?
Residents usually sign in with the same account they use for the tenant portal, so their balance, requests and documents appear straight away. Invitations are sent from RIOO at move-in or during rollout, and residents can reset their password themselves without calling the office. Confirmsign-in model
Can photos be added to maintenance requests from the app?
Yes. Residents and staff can add photos to requests from their phone camera, which helps technicians understand the problem and bring the right parts. Photos stay on the work order with dates, providing evidence of condition before and after the job for residents, owners and any later disputes.
Can managers send push notifications to residents?
Managers can send notices that reach residents in the app as well as by email or SMS, depending on each resident's preferences. Urgent alerts such as water shut-offs or fire alarm tests reach people quickly on their phones, and every notice is logged on the resident profile. Confirmpush notification support
