Property management software for Singapore portfolios, built on NetSuite

RIOO is a property management system built natively on Oracle NetSuite. For Singapore landlords, co-living and serviced-residence operators, managing agents of condominiums and commercial owners, it runs tenancies, rent, maintenance, MCST charges and property accounting on the same records as the NetSuite general ledger, with GST handled by NetSuite.

Who is RIOO for in Singapore?

Singapore is often the regional headquarters for groups with assets across Southeast Asia and beyond. RIOO suits those groups when NetSuite is the finance system: regional real estate owners, co-living and serviced-residence operators, managing agents for strata developments, industrial and business-park landlords, and corporate owners of commercial floors. It is less suited to individual landlords with a few units.

RIOO's largest installed base is in North America (180k+ units across the US & Canada, as published on riooapp.com). AsiaPay is among RIOO's payment gateway integrations for Asia-Pacific collections.

What makes Singapore property management different?

Singapore property management is different because private residential tenancies are contract-based rather than governed by one tenancy act, leases attract stamp duty, strata developments run under MCSTs with sinking funds, commercial rent commonly attracts GST, and HDB rules govern public housing letting. InvoiceNow e-invoicing is also being phased in.

For software, that means flexible lease terms, clear handling of deposits and stamp duty records, MCST fund accounting, GST at transaction level, and the ability to consolidate Singapore with other countries.

What makes property management in Singapore different?

Singapore portfolios are often part of regional groups, run in several currencies, mix residential, serviced and commercial assets in one building and face tight land supply with high-value assets. Reporting expectations from investors and lenders are high, and many owners already use NetSuite for group finance, which makes a single ledger especially valuable.

How does a regional group structure work?

A regional group structure on RIOO puts each country's owning entity in its own NetSuite subsidiary, often with Singapore as the hub. Each subsidiary keeps its currency, tax codes and leases, while NetSuite OneWorld consolidates the group and RIOO records stay with the local property for operations and drill-down.

Each property sits under its legal entity; managers see local currency; finance consolidates.

Why does NetSuite-native matter in Singapore?

Singapore groups are often lean finance teams overseeing several countries. Running property on NetSuite records means one close across countries, GST and e-invoicing data straight from invoices, and audit trails that cover operations. Which Singapore portfolios fit best?

Singapore portfolios that fit RIOO best are NetSuite-based owners and operators running co-living and serviced residences, corporate and staff housing, commercial buildings or regional portfolios managed from Singapore. They need tenancy operations, GST and multi-currency accounting on one ledger, often with entities in several Asia-Pacific countries.

Which rules shape property management in Singapore?

Singapore residential leasing is largely governed by contract, with stamp duty payable on tenancy agreements, minimum lease periods for private residential property set by URA, and HDB rules for public housing rentals. Commercial leases follow lease terms and GST rules. Owners must also meet fire safety, building maintenance and strata requirements where they apply.

How does GST apply to Singapore property?

Leasing of residential property is exempt from GST, while commercial leases are standard-rated when the landlord is GST-registered. Mixed-use developments need correct codes per unit and charge. RIOO applies NetSuite tax codes per property and charge, and GST returns are prepared from NetSuite.

How do regional groups use Singapore as a hub?

Many groups hold regional property through Singapore entities. With NetSuite OneWorld, each country's entities keep local currency and tax, while the Singapore parent consolidates results. RIOO runs property operations in each entity on the same account, so regional reporting needs no spreadsheet consolidation.

Who is RIOO NOT for in Singapore?

RIOO is built for owners and operators on NetSuite. It is not a property agency CRM for CEA-licensed agents, it does not replace MCST management systems for strata developments and it is not designed for individual landlords with one or two units.

How do serviced apartments differ from standard leases?

Serviced apartments bundle rent with housekeeping, utilities and amenities, use shorter stays and see frequent turnover. Charges may be billed weekly or monthly, often to corporate clients rather than individuals. RIOO handles the lease, combined charges and corporate billing on NetSuite customer records.

Fit

Who is RIOO for, and who is it not for?

RIOO is a property management system built natively on Oracle NetSuite, so the best fit depends mostly on your finance system and the shape of your portfolio. It suits professional operators who want leasing, operations and accounting in one NetSuite ledger, and it is not designed for teams without NetSuite or for very small landlords.

RIOO is a strong fit if

  • You run Oracle NetSuite, or are moving to it, as your finance system. RIOO runs inside NetSuite.
  • You manage residential, commercial or mixed portfolios across several entities or currencies.
  • Finance wants property activity on the general ledger as it happens, with no imports or sync jobs.

RIOO is probably not the right fit if

  • You do not use NetSuite and do not plan to. RIOO runs inside a NetSuite account.
  • You are an individual landlord or a very small portfolio looking for a low-cost, self-serve app with no ERP.
  • You need short-term or vacation-rental channel management.
  • You are looking for equipment or asset-rental software. RIOO manages real estate, not equipment rentals.

FAQ

RIOO in Singapore FAQs

Still curious? Ask the team.

Does RIOO support GST for Singapore commercial leases?

Yes. GST on Singapore commercial leases is calculated by NetSuite from the tax code on each RIOO charge, so commercial rent can be standard-rated while residential leasing is exempt. Because RIOO invoices are NetSuite transactions, they flow straight into GST reporting without a separate export or reconciliation.

Can RIOO manage MCST maintenance and sinking funds?

RIOO supports owner contributions, maintenance and sinking fund tracking, budgets and contractor management on NetSuite records, which covers much of what an MCST's managing agent runs day to day. Managing agents should check the depth against their statutory reporting duties under the Building Maintenance and Strata Management Act before relying on it.

Is RIOO ready for InvoiceNow e-invoicing?

InvoiceNow readiness depends on NetSuite's InvoiceNow support and your chosen access point provider, not on RIOO alone. Because RIOO invoices are standard NetSuite invoices, they can follow the same e-invoicing path as the rest of your NetSuite billing once that path is set up for your Singapore subsidiary.

Can we run Singapore and other countries in one account?

Yes. With NetSuite OneWorld, a Singapore subsidiary in SGD can act as the regional hub, with entities in Malaysia, Australia or the UAE set up as subsidiaries in their own currencies and tax codes. NetSuite then consolidates everything into the group's reporting currency, with drill-down to each local lease.

Does RIOO accept PayNow or local payment methods?

RIOO integrates with AsiaPay for Asia-Pacific payment processing, so tenants can pay online and receipts post to their NetSuite ledgers. Which local methods are available, such as PayNow or local cards, depends on your merchant setup with the gateway, so confirm the options for your Singapore entity during implementation.

Does RIOO support SGD and other Asian currencies?

Yes. NetSuite supports Singapore dollars and other Asian currencies, such as Malaysian ringgit or Hong Kong dollars, as subsidiary base currencies or transaction currencies. RIOO leases, invoices and receipts are created in the property's currency, and NetSuite OneWorld consolidates them into your reporting currency with exchange-rate handling.

Can RIOO handle serviced apartment stays?

RIOO can lease serviced apartments on flexible terms, such as monthly or three-month stays, with rent, services and utilities combined on one invoice. It is built around tenancies rather than nightly hotel bookings, so very short stays sold through booking channels may need hospitality software alongside it.

Does RIOO file GST returns?

RIOO does not file GST returns itself. GST is recorded on every RIOO invoice and vendor bill as a NetSuite transaction with its tax code, and your finance team prepares and files returns with IRAS from NetSuite's tax reports, using the same process as the rest of the company's GST reporting.

Can RIOO bill corporate clients for staff housing?

Yes. A corporate client can be the billed customer in RIOO for one unit or many, with each employee recorded as an occupant. The company receives consolidated invoices and statements across its units, while operations still track occupancy, maintenance and move-ins per apartment, which suits staff and expatriate housing programmes.

Does RIOO support strata developments?

RIOO manages the units an owner leases out in a strata development, including tenancies, rent, maintenance requests and owner accounting. Management of the common property itself remains with the MCST and its managing agent's strata system, although RIOO can record maintenance charges paid to the MCST as property expenses.

Is PayNow supported?

PayNow availability depends on the payment gateway and merchant setup you choose for your Singapore entity. RIOO integrates with AsiaPay for Asia-Pacific payments, and receipts from supported methods post to tenant ledgers in NetSuite automatically. Confirm PayNow and other local options with RIOO and your gateway during implementation.
