Residential Property Management Software on NetSuite

Every kind of home, one connected platform

RIOO Home gives residential teams a complete, real-time view of every lease, resident, payment and maintenance request, from single-family homes to large communities, and on to student, social and manufactured housing.

Residential is many businesses

A townhouse portfolio, a 600-bed student residence, a public housing program and a land-lease community share a word ("residential") and little else. Turnover, subsidies, utilities and ownership all work differently. RIOO Home keeps one platform and one system of record underneath, then configures leasing, billing and service for the way each property type operates.

Why the property-type split matters

The same software can serve very different residential businesses, but only if it's configured for each. RIOO doesn't claim identical depth for every property type. Our manufactured housing capabilities, for example, are specific and well defined, while some student housing features are still to be confirmed. Each property-type page tells you plainly what's supported and what to confirm in your demo.

What does RIOO Home include?

RIOO Home includes everything a professional residential operator needs to run homes on NetSuite: property and unit records, leasing from inquiry to renewal, rent and fee billing, deposits, maintenance, resident and community manager portals, and property accounting. Each module works on the same NetSuite records, so a resident's lease, ledger and requests are one history.

How it works

How does a residential operator move to RIOO Home?

A residential operator moves to RIOO Home in phases: model the portfolio, configure rules and charges, migrate residents and balances, test with real scenarios, then go live property by property or all at once. The phases that take longest are usually charge mapping and data cleansing, so starting them early shortens the project.

For scaled residential operators

RIOO is built for professional teams: operators with many communities, entities and roles. Role-based access keeps site teams focused, while finance and asset managers see across the portfolio. Multi-entity reporting comes through NetSuite.

In detail

Which residential charges can RIOO Home bill?

RIOO Home can bill every recurring and one-time charge a residential lease contains, each as its own item mapped to a NetSuite account. Separating charges this way makes ancillary income reportable by property and lets local rules, such as fee limits, be applied to the specific charge they cover.

Questions to bring to a RIOO Home demo

?Is it really native??What does it cost??Who is it for??How do we start?Answered on this page
  • How does a lease with a concession and a pet bill over its first three months?
  • What happens in NetSuite when a payment is returned?
  • How is a deposit deducted and refunded at move-out?
  • How are late fees limited to what each jurisdiction allows?
  • How does a turn move from notice to ready unit?
  • What does the first month-end close look like for our entities?

Mapped to NetSuite

How do residential deposits post to NetSuite?

Residential deposits post to NetSuite as liabilities, not income, from the moment they are collected. RIOO tracks each deposit against the resident and lease, records any interest your jurisdiction requires, and at move-out applies itemised deductions and refunds the balance, so the deposit liability account always agrees with deposits held.

Use cases

How do residential fee and rent increase rules vary by market?

Residential fee and rent increase rules vary sharply by market, and they decide which charges RIOO Home is allowed to bill and when rent can change. RIOO stores the rules your advisers confirm per property, so renewals and fees follow local law without separate processes in each country.

01

United States

Several states cap late fees or set grace periods, and some cities limit annual rent increases. See the US state law library.

02

United Kingdom

The Tenant Fees Act bans most fees to tenants in England, and rent increases follow statutory procedures. See RIOO in the UK.

03

Australia

Most states limit residential rent increases to once every 12 months, with written notice. See RIOO in Australia.

04

Singapore

Rent and any increase are set by the tenancy agreement, and stamp duty applies to the lease. See RIOO in Singapore.

05

United Arab Emirates

In Dubai, permitted rent increases are linked to the RERA rental index and need advance notice. See RIOO in the UAE.

Compare

How do residential property types compare operationally?

Residential property types compare very differently once you look at how each one leases, turns and bills. Student housing leases by the bed and turns in waves, manufactured housing separates the home from the site, and social housing splits rent between resident and subsidy. RIOO Home configures each type separately on one platform.

Who is RIOO Home NOT for?

RIOO Home is not for residential landlords who do not use NetSuite, or for small portfolios that want a low-cost self-serve app without an ERP. It is designed for professional operators with dedicated finance teams, multiple entities or communities, and a need for leasing, operations and accounting on one record.

It is also not a short-term or vacation-rental platform. Nightly bookings, guest messaging and channel distribution need hospitality software, and RIOO Home focuses on residential tenancies.

RIOO Home · Residential FAQs

Still curious? Ask the team.

What residential property types does RIOO support?

RIOO supports single-family homes, multifamily apartments, townhouses and condominiums, student housing, build-to-rent communities, public and social housing, and manufactured housing communities through RIOO Home. Each type is configured with its own lease structures, charges and workflows, while every property shares one NetSuite ledger and one set of resident records.

Can residents pay and request online?

Yes. Residents pay rent and fees and submit maintenance requests online through the RIOO tenant portal, from any phone or computer. Payments post to the resident's ledger and the NetSuite general ledger as they arrive, and requests become work orders that residents can track from submission to completion.

Does RIOO handle screening?

Yes. RIOO handles applicant screening through connected background, credit and eviction-check providers, using criteria set per property. Results return to the application, so leasing teams can approve, decline or request a guarantor consistently, and approved applicants move into lease generation without re-entering their details.

Can I run residential and commercial together?

Yes. You can run residential and commercial properties together in RIOO, using RIOO Home for residential portfolios and RIOO Professional for commercial ones in the same NetSuite account. Each property keeps its own lease types, charges and workflows, while finance reports and consolidates everything on one ledger. See mixed portfolios.

Can RIOO Home manage several residential property types in one account?

Yes. RIOO Home can manage several residential property types in one NetSuite account, such as multifamily, student housing and manufactured housing, each configured with its own lease structures, charges and workflows. Finance still sees every property on one ledger, with reports by property type, entity or the whole portfolio.
