Terms of use

These terms govern your use of the RIOO website and the portals that open from it. The RIOO platform itself is provided to each customer under a separate written agreement. Please read these terms carefully: by using the website you agree to them.

What do these terms cover?

These terms of use cover your access to and use of the RIOO website, including its pages, guides, tools, videos, forms and downloads, and the sign-in pages that lead to RIOO portals. They apply to every visitor, whether you are researching property software, reading a guide or signing in to a portal.

In these terms, "RIOO", "we", "us" and "our" mean RIOO, the provider of the RIOO property management platform built natively on Oracle NetSuite and headquartered in Singapore. "You" means the person using the website and, where you use it on behalf of an organisation, that organisation as well. By using the website you confirm that you can enter into these terms and, where relevant, that you are authorised to accept them for your organisation.

If you do not agree with these terms, please do not use the website. Some pages or features may carry additional notices, such as instructions on a calculator or a download. Where they do, those notices apply alongside these terms, and the more specific notice applies to that feature.

How do these terms relate to the RIOO platform?

The RIOO platform is provided to each customer under a separate written agreement between RIOO and that customer. That agreement, not these website terms, governs the customer's use of the platform, including its scope, data handling, confidentiality and the responsibilities of each party. Where the two conflict for platform use, the customer agreement applies.

Our customers are property companies. Their residents, tenants, owners, vendors and staff may use RIOO portals and mobile apps because the property company has given them access. If you use a portal in that way, the property company that invited you decides how its portal is configured, what information you can see and how your data is used. Questions about your lease, payments, work orders or account details should go to that property company first.

Nothing on this website changes a customer agreement or creates a new commitment by RIOO. Product descriptions, guides, comparisons and videos are general information about how RIOO and NetSuite work. They are not an offer, a promise of a specific outcome or a description of the terms that apply to any particular customer.

How do accounts and portal access work?

Portal accounts are created and managed by the property company or other customer that uses RIOO, not through this website. When a customer gives you access, you receive sign-in details for the portal that matches your role, and the customer's administrators control which features and information that account can reach.

Hi Priya,Rent due on the 1st$1,900Pay nowResidentsPaymentsDocumentsMessagesPaymentreceivedRequestscheduled

Customer administrators

Each customer's administrators invite users, assign roles and permissions, and remove access when someone leaves. Administrators are responsible for keeping their user lists accurate and for making sure each user is entitled to the information that their role reveals.

Residents, owners, vendors and staff

If you use a resident, owner, vendor or staff portal, your access comes from the property company that invited you. That property company sets the rules for your account, and it can change or end your access in line with its own arrangements with you.

Keeping your sign-in safe

You are responsible for activity under your account. Keep your password and sign-in credentials secure, do not share them, and tell the property company or RIOO straight away if you think someone else has used your account or that your credentials have been exposed.

What disclaimers apply to the website?

We work to keep the website accurate and current, but it is provided on an "as is" and "as available" basis. To the fullest extent permitted by law, we do not promise that the website will always be available, uninterrupted, error-free or free of harmful components, or that any content is complete for your purposes.

The website's guides, glossaries, templates, calculators, comparisons and law summaries are general information to help you understand property operations and software choices. They are not professional advice for your situation. Laws, regulations and product features change, and the right approach depends on your portfolio, your jurisdiction and your agreements. Before acting on anything you read here, check it against current official sources and take advice from a qualified professional where the decision matters.

Descriptions of RIOO and NetSuite capabilities explain how the products generally work. The capabilities available to a particular customer depend on that customer's agreement, configuration and NetSuite account. Comparisons with other vendors are based on publicly available information, which those vendors may change at any time.

How is our liability limited?

Nothing in these terms limits or excludes liability that cannot be limited or excluded under applicable law, such as liability for fraud or, where the law requires it, for death or personal injury caused by negligence. Subject to that, and to the fullest extent permitted by law, the following limits apply to your use of the website:

Some jurisdictions do not allow certain exclusions or limits. Where that is the case, these limits apply only to the extent the law allows, and you may have additional rights that these terms do not affect.

How it works

When can access be suspended or ended?

We may restrict, suspend or end your access to the website, or to particular features, if we reasonably believe it is necessary to protect the website, our customers or other visitors. Where it is practical and lawful, we will tell you why. Our usual approach follows these steps:

Portal access is controlled by the customer that invited you, so a property company may also suspend or end your portal account under its own arrangements. Sections of these terms that by their nature should continue, such as intellectual property, disclaimers, liability and governing law, continue to apply after your access ends.

How can these terms change?

We may update these terms from time to time, for example when we add features to the website, when the law changes or when we change how the website works. The version published on this page applies to your use of the website from the time it is published, so please check it regularly.

If we make a change that significantly affects how you can use the website, we will take reasonable steps to make it visible, for example with a notice on the website. Which law governs these terms?

These terms, and any dispute or claim arising out of or in connection with them or your use of the website, are governed by the laws of Singapore. You and RIOO agree that the courts of Singapore have exclusive jurisdiction, unless the law of your country gives you a right to bring proceedings in your local courts.

Before starting formal proceedings, please contact us so that we can try to resolve the issue informally and in good faith. If any part of these terms is found to be unenforceable, the rest remains in effect, and the affected part is applied as closely as the law allows to its original intent. If we do not enforce a right straight away, we have not given it up. You may not transfer your rights under these terms without our consent, and we may transfer ours to a successor business.

FAQ

Terms of use FAQs

Still curious? Ask the team.

Do these terms govern my company's use of the RIOO platform?

No. These terms cover the RIOO website and the sign-in pages that lead to portals. Each customer's use of the RIOO platform is governed by its own separate written agreement with RIOO. If anything in these website terms conflicts with that agreement for platform use, the customer agreement applies.

Can I share RIOO guides with my colleagues?

Yes. You can share links freely, and you can print or download pages for your own internal reference, such as an evaluation team reviewing property software. Quoting short extracts is fine with a clear credit and a link. Republishing whole guides or using them commercially needs our written permission first.

Who should I contact about my resident or vendor portal account?

Contact the property company that invited you to the portal. It manages your account, decides what you can see and handles questions about your lease, payments or work orders. If you think your account has been misused and cannot reach the property company, contact RIOO through the contact page.

Are the law guides and calculators on the website professional advice?

No. They are general information to help you understand rules and calculations that affect property operations. Laws change and every situation is different, so check current official sources and speak to a qualified professional before relying on them for a decision about a specific property, lease or dispute.

Which country's law applies to these terms?

These terms are governed by the laws of Singapore, where RIOO is headquartered, and the Singapore courts have jurisdiction over disputes. If the law of the country where you live gives you a right to bring a claim in your local courts, these terms do not take that right away from you.

See it with your own records.
