RIOO in your pocket

Property work doesn't happen at a desk. RIOO's mobile experience lets residents pay and request from their phones, and lets managers, inspectors and technicians work from the field, on the same records as the office.

Where property work actually happens

Inspections happen in units. Repairs happen in boiler rooms. Move-ins happen at the door. Approvals happen between meetings. If your system only works at a desk, information waits until someone gets back to one, and that's where delays and mistakes creep in. Mobile access puts the record where the work is.

Capabilities

Why does property work need mobile tools?

Property work needs mobile tools because most of it happens away from a desk: in units, plant rooms, car parks and common areas. Without a mobile app, technicians write notes on paper, managers take photos on personal phones and someone types it all up later, which delays updates to residents and loses evidence.

Faster updates

Residents hear about progress while the job happens.

Better evidence

Photos are attached to the record, with dates.

Less double entry

Notes are captured once, on site.

Quicker approvals

Managers approve spend between site visits.

What are the RIOO mobile apps?

The RIOO mobile apps put property work on phones and tablets for two groups: residents and tenants, who pay rent, raise requests and read notices, and property and maintenance staff, who handle work orders, inspections and approvals on site. Both apps read and write the same NetSuite records as the web, so nothing needs re-entering at a desk later.

How it works

How does iOS & Android apps work in RIOO?

iOS & Android apps in RIOO runs inside Oracle NetSuite. The properties, units, leases, tenants and vendors it uses are native NetSuite records, so each step updates the same data finance reports on. There is no separate system to sync, and every action keeps an audit trail. The steps below show how the work flows.

How do staff use the app on site?

Staff use the app on site to receive work, record it and close it without returning to the office. A typical maintenance visit follows the steps below, each one updating the work order in NetSuite so managers and residents see the same status in real time.

How should you roll out the apps?

Roll out the apps by inviting residents and staff in stages, with simple instructions and a clear reason to use them, such as faster repairs or easier payments. Adoption grows when the app becomes the easiest way to get things done rather than one more channel.

How do teams put iOS & Android apps into practice?

Teams put iOS & Android apps into practice by configuring RIOO to their own policies, training each role on real scenarios and starting with one property or workflow before rolling out further. The examples below show how that typically looks, from set-up to day-to-day use, and which team owns each part of the work.

Field work has its own constraints: patchy signal in basements, gloves on, one hand free and limited time. Good mobile tools for property operations keep the most common actions to a few taps, show only what's relevant to the job in hand, and make photo capture effortless.

For most residents, the phone is the primary way they'll experience your property's software. A clear balance, a pay button and an easy way to report a problem make the biggest difference to how residents feel about management.

What can residents and tenants do in the app?

Residents and tenants can handle the most common tasks in the app without calling the office. Each action uses their live account in NetSuite, so a payment updates their balance immediately and a request becomes a work order the maintenance team can see straight away.

Who are the RIOO apps NOT for?

The RIOO apps are not a full replacement for the web application for finance teams, who still close the month, run reports and manage configuration in NetSuite on a desktop. They are also not consumer apps for prospects browsing listings. They are built for residents, site managers and maintenance teams.

What changes

What changes when iOS & Android apps runs on NetSuite?

When iOS & Android apps runs on NetSuite through RIOO, operational work and accounting stop being two separate jobs. Transactions post to the general ledger as they happen, reports use the same records as daily work, and controls come from NetSuite roles and approvals. The changes below are the ones teams usually notice first.

FAQ

iOS & Android apps FAQs

Still curious? Ask the team.

Are RIOO's apps available on iOS and Android?

RIOO mobile apps are designed for both iOS and Android phones and tablets, so residents and staff can use the devices they already have. Check the app stores or ask your RIOO contact for current store links and supported operating system versions before you plan a rollout.

Do mobile permissions match web permissions?

Mobile access follows the same role-based permissions as the web application, so staff see the same properties, records and actions on a phone as they do on a desktop. Restricting a user on the web also restricts them on mobile, which keeps access control in one place.

Can technicians work offline?

Technicians often work in basements and plant rooms with weak signal, so offline behaviour matters. Ask during your evaluation how the app handles jobs, notes and photos without a connection and how they sync once the device reconnects, and test it in a real building.

Can approvals happen on mobile?

Yes. Work orders and payables can be reviewed and approved from any device, with the attached documents, costs and coding visible before the approver decides. Mobile approvals keep urgent repairs and vendor payments moving when managers are on site or travelling between properties rather than at a desk.

Do residents need to create a separate account for the app?

Residents usually sign in with the same account they use for the tenant portal, so their balance, requests and documents appear straight away. Invitations are sent from RIOO at move-in or during rollout, and residents can reset their password themselves without calling the office.

Can photos be added to maintenance requests from the app?

Yes. Residents and staff can add photos to requests from their phone camera, which helps technicians understand the problem and bring the right parts. Photos stay on the work order with dates, providing evidence of condition before and after the job for residents, owners and any later disputes.

Can managers send push notifications to residents?

Managers can send notices that reach residents in the app as well as by email or SMS, depending on each resident's preferences. Urgent alerts such as water shut-offs or fire alarm tests reach people quickly on their phones, and every notice is logged on the resident profile.
