What is CAM?
CAM (common area maintenance) is the recoverable cost of operating shared areas of a commercial property, such as cleaning, security and landscaping, billed to tenants under their leases and reconciled annually. Tenants usually pay monthly estimates, then a year-end true-up.

How do CAM charges work?
The landlord groups recoverable expenses into one or more pools, for example common areas, the building and the parking structure. Each tenant's lease sets its share of each pool, usually its leased area divided by the pool's total area, plus any caps, exclusions, base year or gross-up rules.
During the year tenants pay estimates based on the budget. After year-end the landlord compares actual recoverable costs with the estimates paid and issues a reconciliation: an extra bill if the tenant underpaid, or a credit if it overpaid.

What does a CAM reconciliation look like?
Example (illustrative figures). Recoverable CAM for a retail centre is $500,000. A tenant occupying 4,000 of 80,000 sq ft has a 5% share, or $25,000. It paid estimates of $2,000 a month ($24,000), so the year-end reconciliation bills $1,000.
If the lease capped controllable CAM increases at 5% a year and the cap applied, the bill would be limited to the capped amount.

What costs are usually included in CAM?
Typical CAM costs include cleaning, landscaping, snow removal, security, common-area utilities, repairs and maintenance of shared areas, and property management fees where the lease allows. Many leases exclude capital improvements, leasing costs, the landlord's financing costs and costs caused by another tenant. The lease, not general practice, decides what is recoverable.
What is the difference between CAM and a service charge?
They describe the same idea: tenants paying their share of the cost of running shared parts of a property. CAM is the common term in the United States. Service charge is the usual term in the UK and many other markets, where codes of practice and lease wording shape how it is budgeted and reconciled.
When is CAM reconciled?
Most leases require an annual reconciliation within a set number of days after the landlord's fiscal year-end, often 90 to 120 days. Late statements can create disputes or, under some leases, limit what the landlord can recover. Tenants often have a window after receiving the statement to review or audit it.
